Pre-Construction

One of Alliance's greatest strengths is our expertise in providing preconstruction services to an owner. Utilizing a team-based approach, we work closely with the project's owner, architect and consultants to provide input during the conceptual stages of a project's design through construction until the facility is operational and occupied.

Alliance provides input on budget, schedule, constructability, value engineering phasing and logistical issues. As the design progresses, Alliance often leads value engineering meetings to create maximum value without compromising program, function or design intent. This approach provides owners and developers start-to-finish direction over the four most critical aspects of their projects: cost control, schedule maintenance, quality assurance and safety program.

Our preconstruction services include:

Lead team coordination and communication with Owner's representatives
Develop and implement responsibility matrix
Provide on-going cost estimates to achieve budget goals
Conduct design review meetings weekly with all concerns
Review drawings to ensure that all work is coordinated
Develop, monitor, and update the project schedule
Perform constructability reviews and modifications as required
Provide value engineering with related alternates
Coordinate required permitting and utility connections
Procurement planning and site logistics
Purchase long-lead material items

Construction

Alliance Contracting is a team player, working with the owner, architect and consultants from the conceptual stages of design through construction until the facility is operational and occupied. The Alliance approach to construction entails:

Provide field administration and construction office
Implement Alliance's Quality Assurance Program
Ensure proactive Risk Management throughout
Implement Alliance's Safety Program
Establish and maintain cost control procedures with schedule of values
Direct and perform the onsite work per schedule
Provide concise monthly payment requests and construction schedule updates
Conduct progress meetings with the Team
Generate, monitor and respond to all RFI's and ASI's
Initiate and complete project closeout process
Cost Control During Construction - Alliance estimators perform detailed quantity surveys for each trades scope of work. We will also present a deviation analysis that will compare
Alliance's estimate to the owner's budget or other cost baseline.

Alliance conducts special Quality Assurance meetings to ensure that all team members are aware of our standards and the contract document requirements. Our management team reviews project requirements with the owner and designer to measure the effectiveness of our QAP process.

Scheduling - Alliance's scheduling procedure requires, at a minimum, a monthly review the Project's status. At a Project Team Meeting, the Project Manager addresses the project status including current information on submittals, RFI's, and change orders with the entire team. The Alliance goal is to ensure that the original baseline schedule completion date is met, and we have an excellent track record of just that!

On-site Supervision - Alliance Superintendents actively manage the project daily on-site. Typical responsibilities include: jobsite management and project setup; field office and manpower management; materials and tools/equipment procurement and maintenance; quality control; safety; and project close out.

Post-Construction

Alliance Contracting's post-construction services include: start-up, testing, punchlist, closeout documentation, commissioning, and warranty.
